Letting property is getting more difficult especially in today's market. The Capital property team provides a service taking all responsibility from landlords. We manage all aspects of renting your property and we endeavour to find the most suitable tenants.
If you avail of our management service, we will deal exclusively with your property for the duration of your contract with us.

Contact us on 01 475 4144 or call into our specialised lettings office on Aungier St for one of our letting agents to call to your property to asses the level of rent that could be achieved.
Marketing
Once instructed we will develop a tailored marketing package for your property that includes an immediate listing on all the top property letting websites (daft.ie, myhome.ie, rent.ie, tolet.ie & property.ie) aswell as social networks such as Facebook & Twitter. Also the ‘to let’ board is one of the most cost effective methods of advertising that your property is available to let. Our Distinctive ‘to let’ Boards are well recognized and are considered an indicator of a quality property; these can be placed on the front of your property in order to attract as much attention as possible.
Deposit
For all properties, tenants will pay one month’s rent security deposit upon signing the lease. We will deduct our fees and send you a balancing statement. The security deposit will be held by the landlord and will be returned to the tenant once the tenancy agreement comes to an end or when the tenants vacate the property.
Lease agreement
We provide a legally binding lease agreement for the specified letting period as requested by the landlord. The lease takes into account all provisions as set out in the Residential Tenancy Agreement Act 2004. PRTB forms are also filled out with the tenants details.
Utilities
Meter readings are taken on the day the tenant moves into the property. We then arrange for the transfer of utilities into the tenants name – ESB, Bord Gas and bins if required. (Please note that some utility accounts can only be changed over by the Landlord or account holder.)
Method of Payment
Unless otherwise requested, we will arrange for a standing order to be set up from the tenants bank account directly to the landlords account.
Recommendations
We strongly recommend that the landlord monitor their bank account to ensure that rental payments are made by the due date, we also advice the landlord to carry out regular inspections of the property to ensure that the tenants are obeying the provisions set out in the lease agreement.
OUR SERVICES FOR MANAGEMENT
At Capital Properties we also provide a specialised Property Management service. This includes all the above as well as Registering of new tenants with the PRTB and rent collection every month. As the point of contact for the property we manage and deal with any issues as they arise, freeing the landlord from any responsibility with regards to the maintenance of the property. We have a dedicated maintenance team – from Cleaners to Electricians, and because we use them on a regular basis, we get their services at a very competitive rate which we can pass on to all our clients.
OUR SERVICES FOR TENANTS
Select a Property
Once you have registered with us we will present a selection of properties that meet your criteria, rental properties can go fast so once you’ve found a property that ticks all the boxes you’ll need to move quickly.
Prepare the paper work
Have you previous references ready. A photo ID and PPS number will be also required.
Pay a Deposit
All landlords will require a initial payment of a security deposit (equivalent to a months rent) and one months rent in advance. The security deposit will be reimbursed to you at the end of the tenancy. Subject to a final inspection in the property and the terms of the lease.
Rental Agreement
A rental agreement is drawn up and signed by each party, detailing property address, monthly rent, deposit paid, date that rent is due, name of occupants etc. Most rental agreements are for a period of 12 months. If you leave earlier than the agreed end date you may be liable to pay the rent until the tenancy ends.
Utilities
Normally the tenant takes over all the utilities on moving into the property, Capital Properties will arrange for the transfer of utilities into your name. However due to legislation we cannot transfer accounts into Airtricity and bord Gais electricity. The bins and UPC etc are up to the individual tenants to source.
Move in Keys will be handed over and you can move in.
